PROPOSAL for Renovations
The exterior areas at both the
front and rear entrances need attention as
well as the outer entry and the main lobby. The
lobby itself is probably the most
important in establishing an
impression of quality for the entire building. It therefore
merits the most attention and the
larger expenditure. Specific recommendations are made on
following pages.
Note:
I have worked in the interior
design field for over twenty
years. I was the Director of Design for D & R.
The company specialized in interior conversions of
buildings to accommodate new
businesses. I designed the installation of new lobbies in many buildings
on Rt. 128 and Rt. 3 north of Boston, including the Weston Hotel.
I worked as the designer for Art
and Stone, a Greek Marble company, at their
Massachusetts facility. I designed
the marble and stone work interiors for various New England
businesses including: the Ritz
Carlton Condominiums on Arlington Street, the Capital Grille, and the
facades and interiors of other businesses on Newbury street, as well as
furniture for Roche Bobois.

FRONT ENTRANCE EXTERIOR
1.
Re paint the
existing painted front wall -approximately
20 X 8 ft. — with a good quality
exterior egg-shell
paint. Two coats probably required
2.
Paint the currently unpainted 8 X 8 ft. wall to the
left of the front door the same color two coats. The bottom of the wall
is badly pitted; it will require
patching prior to painting.
3.
I
recommend the same painting treatment of the
14 x 3 ft., currently
unpainted, wall to the right of the front door.
4.
The woodwork around the front door and adjacent
window should be repainted white. I recommend resurfacing the sills of
both windows with oak that matches that of the front door. This area
quickly
collects dirt and is otherwise difficult to maintain.

REAR ENTRANCE EXTERIOR
I recommend painting the currently
unpainted
concrete wall on both sides of the elevator door as well as the
currently painted entrance way to the basement. The paint should
be a washable eggshell. A light grey would
have the advantage of improving
lighting in the area at night. It would also help to discourage
loiterers.

MAIN
LOBBY
1.
The lobby walls should be cleaned and patched
prior, to re-painting a
selected shade of white or gray.
2.
I
recommend that the perimeter of the lobby floor
( including the alcoves in front of the doors
on both sides of the elevator)
be tiled in black granite. See drawings and sample of the
tile.
3.
The center of the room, approximately 7 X 15 ft.
would then be carpeted with
high quality textured Burber with a high quality pad . See
samples.
4.
The ceiling
will require cleaning and patching prior to repainting white. I
recommend the alternative of covering the ceiling with metalic foil
wallpaper. This treatment can be seen in the Ritz Carlton lobby off
Washington St. in downtown Boston.
5.
I
recommend either replacing the old lighting
fixtures, or installing new
stainless steel rims on the existing fixtures.
6.
The baseboard is unattractive. I recommend installing a wood trim
enclosure above the baseboard heating on the wall opposite the
elevator in order to obscure imperfections without
interfering with heat flow.
7.
A similar, but not identical treatment of the baseboard beneath the
large window is also needed.
8.
A simple wooden base board molding should be added along the
entrance wall.
9.
It would be advantageous have some touchup
paint on hand to periodically
repair scratches to
the
elevator and elevator doors. The paint should be a perfect match
perhaps obtained from the elevator
company.
10. The hinge to
the laundry door also needs to be repaired or replaced.
